Unity Campus Phase 2 comprises the delivery of three speculative laboratory buildings designed to support the growing demand for life sciences-enabled space in Cambridge. Following the successful completion of Phase 1, an extensive lessons learned review was undertaken, with key findings incorporated into the subsequent phases to improve efficiency, reduce risk and optimise delivery.

The project is located on a heavily contaminated site, creating a number of complex regulatory and technical challenges. To address these requirements, the Remediation Strategy and Materials Management Plan were refined to maximise the retention and reuse of materials on site. This approach delivered significant sustainability benefits while reducing project costs and helping maintain alignment with the client's commercial objectives.

In response to changing market conditions, Howard Group's business case evolved to accommodate a wider range of life sciences occupiers. 3pm led a feasibility study with the design team to remodel and optimise the shell and core and CAT A design, creating flexible laboratory-enabled accommodation capable of supporting a variety of scientific uses, including facilities requiring up to BSL/CL2 containment.

Alongside the base-build delivery, 3pm managed a number of tenant fit-outs, including Domainex, Vianautis, Advent Bio/Northwest Therapeutics and enabling works for Welbeck Health. The project successfully delivered adaptable, sustainable and future-focused buildings, with enhanced sustainability metrics, reduced embodied carbon through the use of Innovare panels, and a detailed base-build specification designed to meet the needs of future occupiers.
