Life Sciences Repositioning and Laboratory-Enabled Refurbishment at Regent’s Place
The project formed part of British Land’s wider Life Sciences repositioning programme across its Regent’s Place campus, involving the strip-out of 25,000 sqft of existing CAT B office accommodation to create refurbished laboratory-enabled shell and core space for future occupiers.

A key challenge was developing a building services strategy capable of supporting future laboratory use whilst operating within the limitations of the existing base-build infrastructure, which continued to serve occupied tenant areas elsewhere within the building. To address this, a hybrid ventilation solution was developed, incorporating dedicated new plant for laboratory spaces while retaining the landlord’s existing systems for office accommodation.

The scope also included the comprehensive refurbishment of basement end-of-trip facilities and the repurposing of underutilised basement areas to provide laboratory storage and a centralised UPS facility, enhancing the building’s functionality and readiness for life sciences tenants.

The project required close collaboration between the client, design team and stakeholders to successfully integrate specialist laboratory requirements into an existing commercial asset. Careful planning and coordination were essential to manage technical interfaces, programme constraints and future occupier requirements.

The project has transformed traditional office accommodation into a flexible, future-ready asset, supporting British Land’s strategic expansion within the growing Science & Innovation sector and providing high-quality space capable of accommodating a range of scientific and technology-based occupiers.
