1-7 Harley Street is a complex redevelopment of a Grade II listed property on London’s world-renowned Harley Street, transforming the existing building into a best-in-class private healthcare facility. The scheme comprises the retention and restoration of significant heritage fabric, including the Harley Street and Wigmore Street façades, alongside substantial structural reconfiguration, basement excavation and new-build infill accommodation. The development creates approximately 40,000 sq ft of space for high-quality healthcare uses whilst achieving BREEAM Excellent within a highly constrained central London site.

3pm provided Project Management and Contract Administration services during the construction phase, administering the JCT Standard Building Contract and leading programme, governance, commercial and stakeholder management activities. Acting on behalf of The Howard de Walden Estate, 3pm coordinated the contractor and consultant team to support efficient decision-making and successful project delivery.

The project was delivered within a sensitive heritage and urban environment, requiring careful management of listed building constraints, complex structural interventions, neighbour interfaces, logistics and stakeholder expectations. Significant attention was required to maintain programme certainty whilst coordinating statutory approvals, heritage requirements, commissioning, handover and tenant readiness activities. Through proactive contract administration, risk management and stakeholder coordination, 3pm helped guide the project through construction to successful Practical Completion.

The completed development provides a flagship healthcare facility within one of London's most prestigious medical districts, extending the long-term viability of the asset while preserving its historic character and enhancing The Howard de Walden Estate's healthcare offering across the Harley Street Estate
