Delivering a Landmark Law School within a Constrained Conservation-Area Site
3pm was appointed by City, University of London to support its in-house Project and Facilities team with project management and stakeholder liaison services for the new Sebastian Street Law School. The 7,240m² scheme combined a substantial new-build element with the refurbishment and integration of two existing buildings, creating a high-quality academic environment and a focal building for the University.
The building incorporated technically demanding and innovative design features, including double-skin façade detailing and an open-loop ground-source heat pump. Located within the Islington Conservation Area, the compact site was constrained by neighbouring residential properties, existing structures and below-ground infrastructure. Delivery therefore required careful management of party-wall matters, rights of light, oversailing licences and extensive engagement with University stakeholders.
