The Virginia Woolf Building Exit Programme formed part of King’s College London’s Campus Futures strategy. It comprised 21 interdependent projects to rehouse approximately 700 staff and relocate critical teaching, learning and support functions across the university estate, while maintaining live academic and operational activities. The programme included works and moves across King’s Building, Bush House, Melbourne House, Somerset House, the Maughan Library and the James Clerk Maxwell Building.

3pm provided programme management and project assurance, establishing a central reporting structure across the workstreams and coordinating design, construction, completion and relocation activities. We implemented robust governance, risk and change-control arrangements, supported by tailored dashboards and programme modelling to provide real-time assurance, track dependencies and support timely decision-making. Sustainability and carbon considerations were embedded within the programme’s governance and reporting processes.

The principal challenge was sequencing a fast-track programme across multiple live campuses without disrupting teaching, research or university operations. 3pm coordinated complex decants and enabling works, including interfaces with new physics and chemistry laboratories under the King’s Interdisciplinary Science initiative. The non-negotiable September 2025 exit deadline was achieved, and the resulting programme model has provided King’s with a scalable approach for subsequent complex, science-led estate programmes.
