Repositioning a Constrained Marylebone Mews Building for Flexible Commercial Use
3pm was appointed by Howard de Walden Estates to provide project management services for the comprehensive refurbishment and repositioning of 2–5 Devonshire Row Mews. The project transformed an existing central London property through coordinated structural, architectural and building-services upgrades, creating adaptable commercial accommodation while retaining and improving the existing asset. The works were delivered within a tightly constrained mews setting, requiring close control of design development, procurement, logistics and interfaces with surrounding properties.
The scheme included extensive demolition and strip-out works across the ground floor and basement, new structural openings, staircases, windows, doors and rooflights, together with external wall upgrades and cleaning of the existing stonework. The basement works incorporated structural alterations, slab infills, tanking, drainage redesign and a new bund. Roof works included replacement coverings, structural adaptations for new rooflights, edge protection and new external plant infrastructure.

A significant project challenge was the redesign and rerouting of the existing foul-water and rainwater drainage serving Hallam Street and the wider building. Developing the revised above-ground and below-ground drainage strategy required careful sequencing alongside structural and waterproofing works. The building-services scope included new ventilation, an air-handling unit, VRV infrastructure, domestic services, pipework, controls and electrical systems, with commissioning requirements coordinated to preserve flexibility for the future tenant fit-out.

Particular attention was given to long-lead components, including windows, rooflights, steelwork, lift equipment and mechanical plant, while maintaining progress across overlapping workstreams.
