Richmond Pharmacology is a leading clinical trials and research organisation operating from purpose-built facilities near Guy’s Hospital in London Bridge. We provided Project Management and Employer’s Agent services for the 600 sqm phased refurbishment of Axe & Bottle Court and 1A Newcomen, delivered through a two-stage Design & Build route.

The works comprised the strip-out and CAT B refit of office accommodation across Levels 1–3 at Axe & Bottle Court, supporting the clinical operations at 1A Newcomen opposite. Level 3 at 1A Newcomen was also stripped out and converted from occupied office space into an MHRA-accredited clinical trials area, including a dedicated patient ward supporting access to more than 310,000 volunteers.
Delivery required careful management of existing-building unknowns, Richmond Pharmacology’s IT requirements and clinical trials continuing on occupied floors below the works. The tight programme drove early procurement of long-lead items, while robust change control managed the cost and programme effects of late client changes. The completed scheme integrated high-quality office and clinical accommodation across two locations, strengthening operational efficiency, patient access and collaboration with the neighbouring hospital.
