The Oxford Science Park Nursery project was a critical enabling scheme developed to relocate the existing nursery from the footprint of the proposed Plot 16 development. The successful delivery of the new facility was essential to unlocking the next phase of growth within The Oxford Science Park and ensuring the wider development programme could proceed without delay.

The project comprised the construction of a new single-storey modular nursery building, outdoor play areas, associated parking and landscaping, together with all supporting infrastructure required to create a fully operational replacement facility. To meet the demanding programme requirements, the scheme adopted a modular construction approach, enabling a significantly accelerated delivery while minimising disruption to existing park occupiers and nursery operations.

Appointed as Project Manager, 3pm established the project brief, delivery strategy and programme structure, coordinating a diverse stakeholder group that included The Oxford Science Park, nursery operators, consultants, contractors and statutory authorities. A Construction Management procurement route was adopted to support overlapping design, procurement and construction activities, ensuring critical programme milestones were maintained.

The project presented a number of challenges, including flood risk constraints, buried services, sewer infrastructure, restricted site space and the coordination of multiple interdependent work packages within a compressed timeframe. Through proactive stakeholder management, early contractor engagement and rigorous project coordination, 3pm successfully delivered the relocation, creating a modern nursery facility while safeguarding the strategic programme for Plot 16 and the wider Science Park expansion.
