We continue to support Howard Group’s visionary phased development at Unity Campus, these fit-out projects showcase a high-quality, lab-enabled workspace tailored to the evolving needs of the life sciences sector.
Located within Cadence, one of three best-in-class buildings on campus, the fit-out spans 20,000 sqft across the first and second floors, combining flexibility, innovation, and scientific functionality. The first floor was delivered for ViaNautis, a pioneering biotechnology company advancing genetic nanomedicines. This bespoke fit out supports their mission to develop transformative therapies, while the second floor was completed speculatively to attract future tenants seeking premium lab and office space in the heart of Cambridge’s science cluster.

3pm has acted as Project Manager and Employer’s Agent for this phased development since 2017, overseeing the delivery of this groundbreaking scheme. Phase 1 involved delivering The Works Building at Unity Campus, which was fitted out in Q1 2020. Building on that momentum, Phase 2 commenced with the delivery of The Cadence, Orion and Sigma Buildings. The collaborative team included Nicholas Hare Architects, CB3 as cost consultants, Hive for M&E engineering, and Parkeray as the fit-out contractor. The fit out was successfully completed between February and July 2024.
