Life Sciences Conversion and Speculative Laboratory Fit-Outs at Regent’s Place

Located within the Regent’s Place campus, 338 Euston Road is a 17-storey commercial office building being repositioned to support British Land’s growing Life Sciences portfolio. The project comprises the conversion of approximately 23,000 sqft across Levels 7 and 8 to provide speculative CL2 laboratory and office accommodation for future occupiers.

Appointed as Project Manager 3pm oversaw the phased strip-out, refurbishment and fit-out of the floorplates, combining project management expertise with operational science advice to develop solutions tailored to a challenging urban laboratory environment. Level 7 was delivered as shell and core with selected CAT A provisions, while Level 8 has been designed as a fully fitted CAT B laboratory and office space.

A key challenge was designing flexible laboratory environments capable of accommodating a wide range of scientific users while avoiding unnecessary capital expenditure on occupier-specific requirements. The design therefore balances adaptability, commercial risk and future tenant needs.

Additional challenges included developing operational strategies for laboratory gases, liquid nitrogen and consumables, overcoming the absence of a goods lift, and addressing constraints associated with fire compartmentation, floor-to-ceiling heights and ventilation capacity. Through close collaboration with designers, contractors and building management teams, 3pm has helped deliver a flexible and future-ready life sciences asset within an existing commercial building.
