The Cambridge Business Park Masterplan is a flagship mixed-use development that seeks to reposition the existing campus as a leading destination for science, technology, research and innovation. The vision is to create a high-quality environment that supports established businesses, emerging enterprises and future occupiers through the delivery of flexible office, laboratory and R&D space within a vibrant and connected community.

3pm has been appointed to provide project management services, leading the development strategy, planning coordination and stakeholder engagement on behalf of The Crown Estate. Working closely with the client and consultant team, 3pm has helped reshape the project vision through the review and refinement of previous feasibility studies, unlocking opportunities to maximise development potential while remaining aligned with The Crown Estate’s social, environmental and commercial objectives.

Sustainability is at the heart of the masterplan and extends beyond the site boundary, creating benefits for the wider community and local environment. The project is guided by three core pillars covering social, environmental and economic themes, supported by six Key Impact Areas that will measure long-term success. Working in partnership with Connected Places Catapult, an independent framework of metrics has been established to provide accountability as the masterplan evolves. Performance will also be measured against The Crown Estate’s Design Sustainability Principles and Value Creation Framework, ensuring that every stage of the development delivers meaningful and measurable value while creating an inclusive, adaptable and future-proof destination for generations to come.
