The Howard Group, a family-owned investor, embarked on an ambitious project to transform the Unity Campus into a vibrant business and science park, marking its largest investment to date. This redevelopment aims to accommodate a diverse range of occupiers, fostering job creation and investment in the life sciences and technology sectors.

The campus, once complete, will feature seven buildings for office and lab space, a multi-storey car park, and well-designed amenity areas. Appointed in 2017, we have played a pivotal role as lead delivery managers, overseeing the multi-phased development.

The project secured outline planning consent for its comprehensive master plan, with phase 1 completed in 2020 and phase 2 currently underway, expected to deliver three additional buildings by Q4 2023. We served as the main liaison between the Howard Group and the design team, ensuring that the project aligned with the client’s vision while navigating complex regulatory requirements.

Key challenges included negotiating the hybrid planning application and remediation strategies for a heavily contaminated site, requiring a careful approach to both environmental assessments and phased development. The project also faced logistical hurdles related to a live operational site and limited power capacity, yet our expertise has been essential in driving the project toward successful completion.
