Creating a World-Class Urban Life Sciences Campus to Transform Cambridge’s Innovation Landscape

A joint venture between Mission Street and Bentall Green Oak is working to develop a 23-acre science and innovation campus on Coldham’s Lane, Cambridge. The project aims to create a globally significant life sciences destination that integrates seamlessly with its surroundings and enhances the local community. The campus, located less than 10 minutes from the city centre, will serve as a key contributor to the UK’s life sciences capabilities.

The proposed masterplan includes an open innovation campus with a focus on sustainability, placemaking, and connectivity. The design will feature transformative landscaping, public amenities such as a café and play area, and pedestrian and cycle routes providing access to the city and adjacent lakes. The project seeks to break away from traditional out-of-town science park designs, offering a distinctly urban environment that sets it apart from competitors.

Key challenges include addressing significant contamination on the brownfield ex-landfill site. The development will be completed in two phases, delivering 650,000 sqft across nine buildings with supporting infrastructure, including 600 car parking spaces and approximately 2,000 cycle spaces.

This innovative project aims to integrate the campus into the fabric of Cambridge, creating a sustainable, urban science hub that enhances both the city and its global reputation in life sciences.
