Strategic Refurbishment of a Laboratory and Office Space

Northbrook House at Oxford Science Park
Brydell Partners identified a 1999 office block at the Oxford Science Park as a prime opportunity to enhance their Journey portfolio through a comprehensive refurbishment. The three-story building is set to undergo significant transformations, with the ground floor converted into a fully equipped CL2 laboratory, incorporating new plant systems, condensers, air handling units (AHUs), and compressors in the undercroft. The first floor will feature a modern, hybrid co-working space designed to align with the Journey aesthetic.
We were appointed as Project Manager in November 2022 during the feasibility study phase (RIBA Stage 1). Drawing on prior experience within the Oxford Science Park, we effectively managed the design team to meet the client’s ambition of launching the building by Q3 2023. A specialist Client Monitoring Team (CMT) was enlisted to oversee the design development by the contractor, ensuring efficient execution while also focusing on the Cat B fitout and power supply coordination.
Key challenges included constricted routes for plant delivery, obtaining building control sign-off, and planning approval for rooftop flues. Efficient construction sequencing was essential to minimise disruption for existing tenants while facilitating early market entry. Through effective collaboration with local authorities and stakeholders, the project aims to deliver a flexible and innovative workspace tailored to modern needs.
