Transforming healthcare: developing a specialist day surgery

Welbeck Health Partners appointed 3pm to provide Project Management and Contract Administration for the development of a specialist day surgery facility at their UK headquarters on Welbeck Street, completed in late 2019. The project, set to be fully finished by December 2022, involves converting three floors and a basement into a state-of-the-art medical facility. The bespoke medical fit-out includes a Women’s Health Centre, multi-specialty operating theatres, imaging, gastroenterology, orthopaedics, and more, designed to deliver high-quality care and efficiency for their patients.
Key successes included assisting Welbeck Health in transitioning from the U.S. healthcare model to the UK, establishing their estate strategy, and facilitating strong team engagement. We also implemented internal governance procedures and managed design teams across two projects to minimise disruption to neighbours while overseeing construction in a live, occupied building.
Challenges included managing post-contract changes, extensive stakeholder engagement, and delivering designs across multiple phases to meet key requirements. Value engineering during Phases 2 and 4 ensured the project met cost targets without compromising quality. Collaborating with architects and engineers, we played a critical role in delivering a high-end medical facility that aligned with Welbeck Health’s vision and standards.
