Prior to our appointment, Imperial College London (ICL) had encountered significant performance issues with the chilled and hot water systems in the I-Hub building at the White City Campus. Recognising the urgency, we mobilised an expert commissioning team to verify existing reports and analyse system data. This thorough investigation was critical in devising a detailed work plan that could be executed by a contractor without disrupting the ongoing operations of the occupied laboratories.

The challenge lay in planning a schedule that would effectively address the performance issues while minimising impact on the facility's existing operations. Through meticulous coordination and communication with laboratory tenants, we were able to maintain a delicate balance between resolving technical deficiencies and respecting the lab environments.

In a landscape where it was tempting to incur significant costs for comprehensive solutions, 3PM focused on value-for-money strategies that restored the building's performance to its intended design criteria. By avoiding extensive full building recommissioning, the project not only preserved budget integrity but also facilitated the progress of other laboratory fit-out projects, ensuring that ICL could continue its vital research and development initiatives without delay.
