Howard Group Unity Campus
The vision
3PM were appointed to assist Howard Group with their speculative development of the site. The scheme has secured planning consent but will need to be implemented in a phased development through to end 2022.
Our current role included team assembly, briefing & design management of the emerging phase 1 scheme. The site contained a significant amount of challenges all successfully resolved by the team:
- Contaminated “brownfield site” with a complex EA Approval regime
- Heavy Asbestos contamination
- S278 Agreement & off & On-site Road Improvement Works
- Hybrid planning consent with reserved matters discharge / S106 Agreement
- “Live site” requiring us to maintain trade park operations throughout
- Multi tenanted operation with phased fit-out elements
We set out a negotiated procurement route which will secure the earliest possible site commencement and facilitated early handover to potential tenants.
Our vision for the redevelopment of the site is to create a business park that will provide accommodation for a wide range of occupiers, generating investment and jobs across all levels of qualifications and in a variety of sectors. The proposed main access for the site would be via a new access on the A1301.
The Unity Campus, Sawston will provide high quality design and landscaping to bring a sense of cohesion to the site.
The scheme will deliver measures to promote sustainable forms of transport, including links to cycle routes. A central square to provide a green focus to the site. A multi-decked car park, creating a largely car-free environment on site. Comprehensive tree planting across the site and planting around the boundaries to soften the edges and provide a link to the nearby countryside
The site includes some 7 office buildings & Multi-storey car park, works will commence with the initial infrastructure works (new entrance & services infrastructure) and the redevelopment of an existing building Unit H to shell & core.
