Repositioning Oxford Business Park through Sustainable Refurbishment and Flexible Life Sciences Development
B2600 is the phased redevelopment of an existing site at Oxford Business Park. The scheme combines the refurbishment of an existing 100,000 sq ft office building with a new laboratory-enabled building, multi-storey car park, amenity hub and coordinated public realm. The project is intended to create a modern, sustainable and commercially flexible development that responds to occupier demand across the office, science and technology markets.

Building A will be retained and refurbished to provide market-aligned CAT A office accommodation. The approach prioritises the reuse of the existing structure, façade and service installations where these remain suitable, extending the building’s useful life while avoiding unnecessary capital expenditure and embodied carbon. The works include targeted service renewals, improvements to the entrance, reception, lifts and common areas, tenant-ready finishes and a new Grab & Go food and beverage offer.
Building B will provide a new multi-storey shell-and-core laboratory building capable of supporting flexible life sciences occupation, including adaptable tenancy layouts and facilities suitable for wet laboratory use up to Containment Level 2. The development also includes approximately 230–240 parking spaces, electric vehicle charging infrastructure, end-of-trip facilities and a separate amenity building incorporating café, workspace and cycle facilities.

3pm has led the project management, design coordination and procurement strategy, helping to structure the scheme as a series of coordinated but distinct packages. This approach retains flexibility for the laboratory fit-out while managing the complex interfaces between the refurbishment, new build, car park, utilities, landscape and phased site logistics. Sustainability is embedded across the development, with BREEAM Excellent targets, retention-led carbon reduction, high biodiversity targets, new planting and trees, sustainable drainage and a social value strategy focused on local skills, employment and community benefit.
