Facilitating the Delivery of Commercial to Laboratory Space

Given the rising demand for incubator and accelerator laboratory spaces following the successful completion of previous laboratory fit-outs on levels 2 and 3, Imperial College London (ICL) sought 3PM's expertise for the next phase of works at the I-Hub.

We represented ICL as the Landlord’s representative in facilitating the delivery of 12,000 sq ft of fitted containment level 2 (CL2) laboratory space and associated write-up areas for ADC Therapeutics within the I-Hub, ICL’s commercial incubator and accelerator building located on the White City campus. The project scope involved installing a dedicated plant area to enhance ventilation throughout the floor.

We managed the tenant onboarding process, including a hazard analysis triage to ensure the incoming tenant’s design and operations complied with ICL’s stringent standards. This thorough process identified additional safeguards to be integrated into the design, such as gas detection systems and dedicated extract ventilation for the cold storage area.

The tight occupation timeline required R&D activities to commence by Q3 2021, leading 3PM to develop efficient delivery strategies that included a condensed briefing and design stage as well as a fast-track procurement strategy. Additionally, we assisted in creating the Project Initiation Document (PID) during the pre-start phase, ensuring seamless collaboration with project consultants and internal stakeholders.
