The 10 New Bridge Street project involves the sustainable transformation of a commercial building located in the Fleet Street Conservation Area of London. Originally constructed in 1958, the eight-storey building required modernisation. The project, led by Belgian client Atenor, marks their first UK venture. Although planning permission for a full rebuild was initially secured, a deep retrofit strategy was chosen after feasibility studies, preserving 76% of the existing structure and significantly reducing embodied carbon emissions.

The project will extend the building’s height by one storey and add new facades to the front and rear, along with terraces on four levels. The retrofit includes high-end end-of-trip facilities, and the ground floor will feature flexible retail and coworking spaces. The mezzanine levels will be activated with the use of glazing, and a new pedestrian passage will connect Bride Lane to Bridewell Place, enhancing site accessibility.

The project aims to achieve BREEAM Outstanding and WELL Gold certifications, emphasising sustainability. Legal or financial service firms are the anticipated tenants, with prime rental targets. Additionally, a public house will be transformed into a coffee shop and bar, bringing vibrancy to the area. Fleet House is procured through a two-stage design and build route, prioritising program speed and risk reduction through contractor collaboration.
